HOW TO GET STARTED - So We Can Help You Find a Home

1. You advise us what you are looking for in a home (in Moncton, Riverview, Dieppe, Petitcodiac, Buctouche, Shediac, Sackville, Dorchester or in any of the surrounding rural areas).

2. We search the computer data bank of properties listed for sale by all other real estate companies through the multiple listing service (MLS) and immediately send you full information (including address and asking price) on all homes which may be of interest to you which are presently listed for sale on MLS by every Real Estate Company (no need to wonder whether you may have overlooked a property having the potential to satisfy your needs and no need for you to contact each Real Estate Company individually to get all the information about any particular property)

3. You review the information sent to you. (For a sample of the kind of information you would receive for each property, click here)

4. After reviewing the information sent to you, you advise us if there are any properties which you would like to visit and when you would be available to view them.

5. We make all the calls to each listing agent and schedule the appointments for you to view the properties which you would like to visit. We organize the viewing times in a strategic and logistically efficient manner making all arrangements necessary for you to gain access to each property at convenient appointed times.

6. You save time because we do the calling for you and you never need to contact or deal personally with the listing agent.

7. The services described are free. The only condition is that you not have entered into an agency relationship with any other real estate agent. There are no other limitations.

We Can Also Help AFTER YOU FIND A HOME

1. After you decide on the home you wish to purchase, we can help you take it from there, as long as you are not working with another Real Estate Agent.

2. We will investigate the zoning and permitted uses of the property as well as neighboring properties and advise concerning the existence of easements, encroachments and deed restrictions that could adversely impact on your intended use and enjoyment of the property.

3. We will prepare the written offer to purchase for you, negotiating terms which are favorable to you, and present it on your behalf to the seller or the seller's real estate agent.

4. We will not only counsel you concerning price but advise you about other important matters which should form part of your contract in order to protect you against making a bad bargain.

5. We will provide you with referrals to other professionals where appropriate including land surveyors, finance providers, home inspectors, and real estate appraisers.

6. We offer the services of a real estate lawyer. He will handle the transaction on your behalf after your offer has been accepted including investigating the legal title of the vendor, preparing the financing documentation and obtaining your signature to these and other documents required to complete the transaction. Finally, he will attend upon the seller's lawyer to complete the transaction on your behalf on the day of closing.
